Sandringham Avenue is predominantly a development of executive  detached houses built by Bellway in the late 1980's, with the exception of a small number of four semi-detached and one detached, which existed at the entry to the development prior to this.

It is often referred to, especially by locals,  as the Boothcote Farm development, as the Bellway development was established on land that had previously been inhabited by Boothcote Farm and its associated estate. In recognition of this, Boothcote is the name of the other road which comprises the development.

The Bellway development comprises an interesting mixture of property types, including bungalows and three and four bedroom homes representing different styles and therefore avoiding the monotony often associated with such developments. 

Having resided here from the outset, I can vouch for the fact that it is a surprisingly quiet backwater, even though it is close to Manchester, with regular bus services within a few minutes walk is readily accessible for the daily commute or shopping. The M60 motorway is also only minutes away, with Wales, for instance, being only 45 minutes away away from peak periods.

Manchester Airport, the Metrolink and Guide Bridge Station (for Manchester Airport) are also within easy reach.

Birch ave is a quiet place to live, it is part council and part private, It is right on the edge of holly hayes wood 200 yards which is an ancient woodland with bluebells and a brook, perfet for walking and lovely if you have children or dogs.

The house prices have not risen or dropped within the last several years, and the houses are large and were built for the returning soldiers from the war by the POW'S. 

The primary schools are good both catholic and c of e, and the high school is fantastic, - the local college GSCE - is getting better but you are also in the catchment aera for delisle, and also slightly out of cathcment for Ashby, which accepts children from whitwick, also their is 2 private schools locally as well.

Their is an abbundance of pubs and various denominiations of churches with ongoing communities within them all within walking distance.

Despite being near a brook, this part of the village has never flooded. were higher up.

I have lived on Birch Ave for 10 years, and it is lovely. the kids love it, it has loads of wildlife and birds, and great walks from the front of your doorstep.
